A guaranteed interest rate for four months
When you apply for a mortgage loan, you have 1 month to sign our offer. You then have an additional 3 months to have the deed of sale of your future home drawn up and signed by a notary. During this entire period, your interest rate is guaranteed.
Reduce your interest rate? Five times rather than once
The principle is simple: you can reduce the interest rate of your new loan by meeting 5 conditions. For example, the energy performance (PEB) of your home must be less than or equal to 150 kWh/m2/year. Each condition met results in a reduction of the interest rate*.
Reduced monthly payments for the first three years
You have the option to reduce your first monthly payments by only paying the interest. You will then start repaying the capital after a maximum of 36 months, ideal if you still have rent or childcare costs to pay.
EEM label for energy-efficient mortgage loans
We are the first bank in Belgium to apply the European Energy Efficient Mortgage (EEM) label. It guarantees that mortgage loans with this label are intended for energy savings. They then qualify for a more attractive interest rate. The EEM label applies to mortgage loans for new constructions, the purchase of homes with an energy label A, and the renovation of homes that improve energy efficiency by at least 30%. If you opt for an energy-efficient project, you can benefit from reductions and attractive interest rates*.
Cancellation of the reservation fee
When you take out a mortgage loan, the bank “reserves” the total amount of your loan. At that point, you must pay a reservation fee, calculated on the amounts not yet withdrawn from your loan. However, BNP Paribas Fortis does not charge a reservation fee for the first year. You build and the energy performance of your home does not exceed a certain threshold? You buy a property and the work includes at least one investment to save energy? In both cases, no reservation fee will be due*.
Have you already repaid part of your mortgage loan and want to further improve the comfort of your home? You can re-borrow the already repaid capital (subject to conditions). Our flexible home loan even allows you to borrow, according to your needs, up to 120% of the initial capital. You will thus avoid new costs such as notary fees, for example.
