Coverage of costs in legal proceedings

In the event of a conflict with the landlord regarding the (joint) rental, the Tenant Pack provides assistance in reaching an amicable solution. If this is not possible, the packs will cover the costs of proceedings, lawyers and experts involved in defending your interests. These costs are covered up to €75,000 for the Tenant Pack and €75,000 for the entire cohabitation for the Co-Tenant Pack.

For certain conflicts between co-tenants, the Co-Tenant Pack covers the costs of legal proceedings if no amicable settlement is possible.

Temporary relocation indemnity

Are you unable to use the residence you are renting normally? Under certain conditions, the Tenant Pack and the Co-Tenant Pack allow you to benefit from a flat-rate compensation for a maximum of 10 days so that you can temporarily relocate. The amounts concerned are detailed in the commercial document below.

Advance on rental guarantee and early relocation indemnity

In certain cases (e.g. divorce or end of legal cohabitation), the Tenant Pack and the Co-tenant Pack allow you to receive, as an advance for the new rental guarantee, a maximum amount excluding charges equal to €3,000 per month for the Tenant Pack and €3,000 for the entire cohabitation for the Co-tenant Pack.

In addition, the Tenant Pack provides a contribution to cover any legal indemnity in the event of early termination of the tenancy and moving costs.

24/7 home assistance 

In the event of an urgent problem, the Tenant Pack and the Co-Tenant Pack provide compensation to cover the repair costs (labour, material and travel costs).

The Tenant Pack also covers travel costs and the cost of the first 2 hours of labour up to a maximum of €400, without excess and up to 3 times per year.*

Cover in the event of the dismissal of the tenant or a flatmate following the bankruptcy of their employer

If you are dismissed as a result of your employer’s bankruptcy, the Tenant Pack grants you an indemnity equivalent to a maximum of €3,000 per month for tenants for 3 months and 2 months of rental guarantee capped at €3,000 per month (charges not included). For the Co-Tenant Pack, the indemnity is equivalent to the share of the dismissed co-tenant in the rent and a maximum of €3,000 per month for 3 months or 2 months of rental guarantee capped at €3,000 per month.

50% contribution to rental damage recorded in the inventory of the premises on leaving the property

If rental damage is established at the end of the tenancy, based on the inventory drawn up at the start and end of the lease, the Tenant Pack and the Co-tenant Pack will cover 50% of the cost of the damage (amount capped and subject to an excess of €5001).

Cover in the event of theft between co-tenants under the Co-tenant Pack

If Theft cover has been taken out for the contents, theft between co-tenants is covered under the as Co-Tenant Pack in the event of a break-in of the private area, with a formal complaint and police report. The waiting period is 4 months and the maximum cover is €3,000.

Disputes or claims directly or indirectly linked to any of the events or claims described in the general exclusions of AG’s Top Home insurance

Under the Legal Protection for Tenants or Co-Tenants cover: any dispute where it appears that the Insured has not complied with their obligation to pay rent and/or charges as stipulated in the tenancy agreement

Under the temporary rehousing guarantee: if the rented property is uninhabitable and/or inaccessible following an event or incident covered by fire insurance

As part of Home Assistance: repair or replacement of household and heating appliances (integrated or not), issues with fitted kitchens, and maintenance work

For the rental damage at the end of the tenancy agreement: progressive damage such as wear, rust, rot and deterioration resulting from gradual pollution, humidity or exposure to light
