* Top Habitation Fire Insurance is a Belgian-law fire insurance policy for buildings and contents distributed by BNP Paribas Fortis. The policy is valid for 1 year, at the end of which it will be renewed by tacit agreement for the same period, except where it is cancelled at least three months before the renewal date. 

For a policy taken out or renewed by tacit agreement on or after 1 October 2024, you have until two months before the renewal date to cancel it. In addition, from the second year onwards, you can cancel the policy at any time. Cancellation will take effect at the end of a 2-month period starting the day after notice is given by registered mail or served upon us, or the day after we provide an acknowledgement of receipt.

*When renting a home in Belgium, you are legally required to take out fire insurance and provide proof of this to your landlord.

AG Top Home promotion

Take out a new Top Home fire insurance policy before 28 February 2026 and enjoy a 50% discount on the optional Theft cover, plus a complimentary Theft+ Pack. This benefit applies for the full duration of the contract, provided you do not make any changes to it.

Get discounts on your top habitation insurance

If you take out a new Top Habitation policy on or before 31 December 2025, you may qualify for several discounts that can be combined, with the exception of the “Loyalty” and “Welcome gift” discounts, which cannot be combined".

Welcome gift – 10%

Benefit from a 10% discount during the first year of your policy if you don’t meet the criteria for the loyalty discount².

EcoBonus – 10%

Receive a 10% discount for the entire duration of your new policy if you make energy efficiency improvements in your home, for example by installing solar panels, a heat pump or additional insulation. You can also benefit from this discount if your home has a green energy certificate (PEB A+, A or B in Wallonia and Flanders, and A, B or C in Brussels)¹.

Do you need a new energy performance certificate (EPC), an asbestos certificate or an electrical inspection for your home? Rely on SoSimply.

²This discount is valid for new policies and changes to existing policies following a change of risk (risk situation, tenant status, building type etc.). These policies must concern a single-family home, a furnished apartment or an apartment building.
The discount applies to all types of cover except for that relating to natural disasters for homes in high flood-risk areas (Belgian Natural Disaster Pricing Office tariff).

The scope of your cover as a tenant

Main risks covered

Damage to your home and contents

  • fire, explosion and implosion, lightning, storms and hail, natural disasters, electrical events (short circuits etc.)

  • water damage and damage caused by oil

  • breakage of glass (windows, solar panels, TV screens etc.).

Damage to the property

  • your liability as a tenant for damage caused by one of the above-mentioned risks is covered

  • damage caused by vandalism, malicious acts or acts by a thief or one of your guests

Damage caused to third parties

  • material damage and physical injury caused to third parties by the insured property

  • damage originating in the insured property that extends and causes damage to others, such as a fire that spreads to a neighbouring house

Main exclusions

  • damage caused intentionally by the policyholder

  • damage to a dilapidated or condemned building

  • damage caused to motor vehicles

  • damage caused by non-compliance with an obligation imposed in your insurance policy and concerning the insured property’s material condition or protection arrangement
